DCM is a full-service design-build, construction management, and general contracting firm. Our work is geared towards the commercial marketplace, and our target markets are industrial, commercial, life sciences, academic, health care, and senior living.

DESIGN BUILD

For single-source responsibility, DCM offers Design Build project delivery. All your design and construction needs can be met by hiring DCM, and we will manage the process from beginning to end in a turnkey manner. We will get an understanding of your needs and wants for the project, categorize them, provide budgets along the way, and get the scope on paper to present to the authorities for permitting. We can deliver projects in this manner using a stipulated sum or Guaranteed Maximum Price (GMP) contract.

DCM uses an ‘outsourced’ design build philosophy rather than an integrated approach. We will select a designer that is the best fit for the needs of the project, ensuring that nothing is missed, and no corners are cut. This allows for a better set of checks and balances and the highest levels of integrity to make sure you get what you need in your project.

CONSTRUCTION MANAGEMENT

If you have a designer selected and some understanding of the scope of the project, regardless of how much of that scope is on paper, Construction Management can be a good delivery system. If there are complexities of logistics, phasing, occupied areas, or temporary swing spaces, getting a Construction Manager on board early for planning related to the particular complexities of the project is a good idea. This type of delivery is often done with At-Risk GMP Construction Management contracts and is awarded based on Fees for Preconstruction, General Conditions, and Construction Management services.

general CONtracting

If you have been working with a designer, and the design is nearly complete, the General Contracting delivery system (also known as Design-Bid-Build) can be the most straightforward approach. The documents are put out to bid and the low, qualified bidder wins. While this generally yields the lowest first cost, it generally doesn’t address how project risks will be handled cost-wise. The General Contractor bids only what is shown on the plans, so it’s incumbent upon the owner to carry a contingency to handle unforeseen cost risks.

Construction Manager as Agent

This niche service is good for Owners that have the capacity to self-administer the back-of-house tasks that go along with construction work, (procurement, subcontracting, insurance, accounting, legal, IT, etc.). DCM will manage multiple prime subcontractors and supervise the work, keeping quality control, safety, progress, and budget on track. Typical clients are Developers and Private Corporation. DCM works for a stipulated or weekly fee, and the Owner saves on insurance and traditional Construction Manager fees.

Contract Preconstruction / Estimating

Whether there is little design done or a full set of construction documents, DCM can help budget and estimate projects, teeing them up for another entity to build. Services include subcontractor solicitation, value engineering, budgeting, detailed estimating, bid leveling and descoping, subcontract negotiation and award, scheduling, verification of lead times of critical components, and permitting assistance. This arrangement is good for Developers who want to manage and build projects themselves, Institutions who want an independent evaluation of a project concept before going too far in design, and Designers or Owner Project Managers who owe project estimates to their customer.
